Why Crawl Spaces Fail in Middle Georgia

Crawl space insulation and encapsulation fix the problem that causes musty smells, cupped floors and sweating ducts in many Warner Robins homes. A vented crawl space was meant to dry out by letting outdoor air through. In a Middle Georgia summer, that outdoor air is hot and humid, and when it meets the cooler ductwork and floor framing under an air-conditioned house, it leaves water behind. Fiberglass batts between the floor joists soak it up, sag and fall.

What encapsulation means

Encapsulation closes the crawl space off from the outdoors. A heavy vapor barrier covers the ground and runs up the walls, seams are taped, foundation vents are sealed, and the space is either lightly conditioned or dehumidified. Then the walls get insulated, usually with closed-cell foam, instead of the floor. Georgia's code summary lists R-13 or R-5 continuous for crawl space walls in Zone 3, or R-19 if the floor above is insulated instead.

When floor insulation still makes sense

If the crawl space is dry and you do not want to seal it, insulating the floor above with properly supported batts or foam can work. We look at grading, gutters, standing water and the age of the vapor barrier before recommending one approach.

Termite access

With Georgia's heavy termite pressure, we leave the sill and the top of the foundation wall visible, in line with the inspection strip approach the foam industry proposed to Georgia's codes committee in 2019.

Crawl Space Insulation & Encapsulation Questions

Is crawl space encapsulation worth it in Warner Robins?

If the crawl space is damp, musty or the floors feel clammy, it usually is. It keeps humid air off ducts and wood.

Do I need a dehumidifier after encapsulation?

Often yes in this climate, or a small supply of conditioned air. We size it to the space.

Will sealing vents cause problems?

Not when the space is fully encapsulated and moisture is controlled. Sealing vents without a barrier can make things worse.

Can you insulate my crawl space if there is standing water?

Water has to be handled first, usually with grading, gutters or a drain.
